Two neighbor island hotel projects have entered into the public-comment stage.
Victory Development Inc. is proposing to develop a hotel condominium complex on 1.4 acres of land in Kihei. The proposed project, which consists of a three-story building with 11 units and one four-story building with 28 units, has triggered an environmental assessment because the developer is requesting a change from multifamily to hotel.
The design has six floor plans, ranging from 780 to 1,462 square feet of either two- or three-bedroom units. The units are served by exterior walkways, and each has a private lanai from approximately 110 to 300 square feet. The lower floors of both buildings are used for parking.
Public comments are due by June 8. They should be directed to Maui Planning Commission, County of Maui, Department of Planning, 2200 Main St., Suite 315, Wailuku, HI 96793. Also, the existing Hotel Coral Reef on Kauai is seeking permission to build a third-story addition over an existing two-story concrete hotel. The proposed change, which will add six rooms to the 21-room hotel, will raise the building’s height by 35 feet.
The increase in room count is expected to assist the Hotel Coral Reef’s owners in meeting their obligation to make improvements to the structure, which is on state land.
The owners, who recently negotiated a 55-year lease with the state, also want to make the improvements to raise more revenues to meet their higher lease-rent obligations.
