Homebuyers last month shelled out much more money for condominiums on Kauai — so much that it caused the median sale price for such homes to more than double, according to a report released Wednesday.
The report said 47 Kauai condos sold for a median $580,000 in May, compared with 47 condos that sold for a median $284,000 in the same month last year.
Last month’s 104% median price jump suggests that buyers bought considerably more higher-end properties, including new condos built by developers in resort areas.
In another part of Kauai’s housing market, the median price for single-family homes sold in May dropped 14% to $636,755 from $737,500 a year earlier. There were 56 such sales last month compared with 50 a year earlier.
The sale figures were in a report covering residential real estate transactions on Kauai and Hawaii island released by Hawaii Information Service based on data from the Kauai Board of Realtors and Hawaii Island Realtors trade associations.
On Hawaii island, median prices moved only a little.
Single-family homes on the Big Island sold for a median $419,000 last month, up 5% from $400,000 a year earlier. The number of sales rose 10% to 227 from 207 in the same period.
Big Island condos sold for a median $375,000 in May, down 2% from $382,500 a year earlier. The number of sales slipped 3% to 78 from 80.
The median price is a point at which half the sales are at a higher price and half at a lower price.
