More sales of million-dollar homes helped boost the median price for residential real estate purchased on Maui last month, according to data from the Realtors Association of Maui.
The association reported Friday that the median price for both single-family homes and condominiums jumped by 22 percent in August.
For single-family homes, the median sale price last month was $669,125, up from $550,000 in the same month last year. For condos, the median price was $420,000 compared with $345,500 in the same period.
Sales volume was about flat for single-family homes and up significantly for condos. There were 95 single-family home sales last month, compared with 96 a year earlier. There were 124 condo sales, up 24 percent from 100 in the same period.
Driving much of the median price gain for single-family homes last month were million-dollar properties, including several in the Lahaina area, where there were nine sales for a median $1.3 million last month compared with five sales for a median $580,000 a year earlier.
Other parts of Maui with median single-family home sale prices over $1 million last month were Kapalua (one sale for $9.5 million), Kaupo (one sale for $1.3 million), Maui Meadows (two sales for a median $2 million), Spreckelsville/Paia/Kuau (two sales for a median $2.1 million) and Wailea/Makena (two sales for a median $7.4 million).
A year earlier, the only part of Maui where the median price was over $1 million was Wailea/Makena, with two sales for a median $1.8 million.
The median price is a point at which half the sales were at a higher price and half at a lower price.
In Maui’s condo market, the median sale price appeared to be lifted by more midrange sales.
For instance, there were 21 sales in the Napili/Kahana/Honokowai area for a median $405,000 last month compared with 18 sales for a median $299,000 a year earlier. At the high end, there were nine sales for a median $1.1 million in the Wailea/Makena area last month compared with six sales for a median $2.7 million a year earlier.
