Maui’s residential real estate market came to life in April as sales volume and median prices for single-family homes and condominiums all showed solid increases from the year-earlier period.

The median price for previously owned and new single-family homes jumped 17 percent to $680,000 from $581,000 while sales increased 13.8 percent to 99 from 87, according to data released Monday by the Realtors Association of Maui. About one-fourth of the activity was in Central Maui, where there were 25 sales for a median $532,000 compared with 39 sales for a median of $495,000 a year earlier. Kihei was the next-largest market with 17 sales for a median of $639,000 compared with eight sales for a median of $512,500 in April 2015.

The median is the point at which half the sales were for a higher price and half for a lower price. This measure often can be swayed significantly in cases where there are relatively few sales and major differences in the mix of sales in terms of the age, size, quality and location of homes sold.

The median price for condos rose 8.5 percent to $445,000 from $410,000 while sales soared 19 percent to 125 from 105. But in Kihei, Maui’s biggest region for condo sales, there was a drop-off. There were 41 sales for a median of $309,500 last month compared with 42 sales for a median of $342,000 a year earlier. The area encompassing Napili, Kahana and Honokowai was next with 23 sales for a median of $440,000 compared with 15 sales for a median of $384,000 in the year-earlier period.
