Coldwell survey includes data on Waianae and Honolulu

Many things couldn’t be more different in Waianae and Peters Township, Penn. But home prices aren’t one of them.

According to a survey of Coldwell Banker listings, the average asking price for four-bedroom, two-bath homes was about $319,600 for the two areas between September and March.

The survey included 2,319 U.S. and Canadian markets. Waianae and Honolulu were the only two markets in Hawaii surveyed.

Honolulu’s average list price was $797,675. That was 38th most expensive on the list. Markets with higher average list prices included Boulder, Colo. ($860,671), Wellesley, Mass. ($935,757), and 21 markets in California. The highest-priced market was Newport Beach, Calif., with a $2.5 million average list price.

The lowest-priced market was Niagara Falls, N.Y., at $60,820. The U.S. average was $293,000. Waianae had higher list prices than 1,627 other markets.

Coldwell’s survey compares homes with the same room counts, but doesn’t factor home or lot sizes. That means homes in mainland markets may be considerably bigger and on acres of land compared with more modest-sized homes in Hawaii on a 5,000-square-foot lot.

The survey is also based on relatively few listings for some markets. U.S. markets included in the report were required to have at least 10 properties fitting the criteria. On Wednesday, Coldwell had no four-bedroom, two-bath homes for sale in Waianae.
