Marriott International will put one of its brand names on the hotel portion of a residential condominium and hotel tower rising on Kapiolani Boulevard.
The developer of the $500 million Sky Ala Moana project, which began construction about a year ago, said the 300 hotel units in the project will be managed under Marriott’s premium Renaissance brand, including 113 condo-hotel units to be sold to individual buyers and 187 hotel rooms to be retained by an affiliate of Sky’s developer, JL Capital.
Sky Ala Moana, which features two towers connected to the same midrise base, also includes 474 residential condos that are about 95% sold.
Sales of the condotel units are expected to begin by the end of the year.
“We are very excited to bring this distinctive brand back to Hawaii and to break ground as the first new construction hotel in the Ala Moana (transit-oriented development) district,” Tim Lee, JL Capital’s CEO, said in a statement.
Marriott previously had a presence in Hawaii with its Renaissance brand in Wailea on Maui and at the Ilikai in Waikiki, but changes to those properties led to other operators taking over.
Honolulu-based JL Capital said Sig Zane Designs and UDS Japan are engaged to collaborate with project architect Design Partners Inc. to create a contemporary Hawaii design for what will be called the Renaissance Honolulu Hotel.
The hotel will be managed by an as-yet-unselected third party under a Marriott franchise.
Construction on the mixed-use tower is up to the eighth of 39 floors and is expected to be finished in 2023.
Correction: An earlier version of this story incorrectly said Marriott would manage the hotel, but it will be some other entity under a Marriott franchise agreement.
