As Tyler Greene and Chad Waters nudged each other to see who would launch down the newly paved road of their 60-acre Olomana Heights subdivision on a Sector9 longboard skateboard, neither seemed to notice the dark storm clouds forming over the Windward mountain peak. For them, rain is often part of a typical workday that might include getting dirty while tramping around project sites, pitching new developments and, whenever possible, a pau hana surf session.
Their business partnership began in 2008 when Greene, 42, replied to a Craigslist ad placed by Waters, 45, seeking capital for real estate investments. But it was their mutual love for sun, sand and surf that sealed the deal, leading to the formation of GreeneWaters Group LLC.
Even while handling more than 200 foreclosure transactions and making headlines with their plans to redevelop the historic Coco Palms Resort on Kauai, the partners still manage to keep things casual. They run their company on the go, with no physical headquarters, and would just as soon abandon the suit-and-tie attire of corporate dealings for multimillion-dollar meetings poolside in surf shorts and slippers.
Greene, who became the father of twin boys only a few weeks ago, described his sense of style as “surfer chic,” with a mix of crisp button-down aloha shirts and surf shorts. Waters, father of two, ages 6 and 9, favors “tropical meets casual,” with a wardrobe of T-shirts and resort-wear shorts.
>> Keeping it casual: “Crisp, clean, fitted aloha shirt, shorts and leather slippers, which I call ‘dinner slippers,’” said Greene.
>> Travel must-have: “We fly back and forth to Kauai weekly, so efficiency is important,” said Waters. “If this counts, one accessory that we both can’t live without is our (Hawaiian Airlines) Pualani Gold membership. It really helps to get on and off the flight quicker. We also only take carry-ons and applied for TSA Precheck approval.”
>> On job sites: “Hard hats and closed-toed shoes as recommended by the contractor, but if it were up to us, we’d wear our O’Neill shorts and Olu Kai slippers,” said Waters.
>> From the boardroom onto a board: “We say ‘no’ to a traditional office, which helps to keep you in the mindset of being able to be multifaceted,” said Waters. “I keep a Campnine surfboard in the car or easily accessible, and get rid of excuses. There is always time for nature or a workout.”
>> Accessory essentials: “A must-have for me is my 11-inch MacBook Air and my leather computer case from Zara,” said Greene. “I chose a Samsung S7 phone because it is completely waterproof, which is important for my lifestyle. And I also like Bose headphones when traveling on long flights for movies and music.”
“I’m a big Google and Apple fan,” said Waters, “and rely on my iPhone 6s Plus. It’s important to make sure your calendar and files are up to date and easily accessible.”
