June was a good month for the single-family home market on Hawaii island and Kauai but wasn’t so good for condominiums, according to sales data released Friday.
The biggest gains occurred on Hawaii, where the number of single-family home sales jumped 39 percent and the median sale price jumped 44 percent, according to the data compiled by Hawaii Information Service.
There were 175 homes sold last month for a median $350,000 compared with 126 sales for a median $242,500 a year earlier.
Condo sales on Hawaii island in June slipped 9 percent to 60 from 66 a year earlier. The median condo price fell 32 percent to $198,500 from $292,000 in the same period.
Changes in the median price are often swayed by differences in the age, quality, size and location of homes sold, particularly because the sales volume on the neighbor islands is relatively small.
The median price is a point at which half the sales were for a higher price and half for a lower price.
Some of the median price drop for Hawaii island condos was due to more sales in South Hilo, where eight condos sold for a median $60,750 last month compared with three sales for a median $130,000 a year earlier. But the biggest region for condo sales, North Kona, also suffered with 37 sales for a median $197,000 last month compared with 39 sales for a median $270,000 a year earlier.
On Kauai, single-family home sales rose 34 percent to 43 last month from 32 a year earlier. The median price rose about as much, 33 percent, to $530,000 from $400,000.
There were 43 Kauai condo sales in June, up 16 percent from 37 a year earlier. But the median price was down 19 percent to $267,000 from $330,000 in the same period.
