Sales and median prices of Maui single-family homes were down last month, while the opposite was true for condominiums.
The Realtors Association of Maui reported that the median price for single-family homes on the Valley Isle slipped 3.9 percent in March to $432,500 from $450,000 in the same month last year.
The trade group said the number of sales declined 10.1 percent to 80 from 89 in the same period.
Maui condos sold last month for a median $370,000, up 28 percent from $289,000 a year earlier.
The big gain in the condo median appeared to be driven largely by more sales in higher-end areas of the island — including resort areas of Wailea/Makena, Kapalua and Kaanapali — last month compared with March 2011.
The median also was up in Maui’s core condo market of Kihei, where there were 36 sales last month for a median $289,950 compared with 49 sales for a median $260,000 a year earlier.
There were 128 total condo sales on Maui last month, up 2.4 percent from 125 a year earlier.
Unlike Oahu home sales statistics, which are limited to sales of previously owned homes, Maui’s report includes previously owned and new homes, which can sometimes significantly sway sales and median prices.
